OFFER INSTRUCTIONS
Below contains instructions for submitting offers to
Sax Properties, LLC. Please email offers@saxproperties.com if you have any questions. We look forward to working with you!
1) Make sure you fill out the contract in its entirety. Click Here for complete downloadable copy of offer contract and instructions.
2) Unless otherwise noted, no contingencies (i.e. home inspection contingency, financing contingency, etc.).
3) Earnest Money Deposit (EMD) should be held with Seller’s Title Company, and should be at least $5,000 for properties under $250,000 and $10,000 for properties over $250,0000
4) Earnest Money Deposit (EMD) must be wired or dropped off in certified funds within 3 days of ratification of offer. You may contact title company directly to acquire wiring instructions once your offer is accepted in writing.
5) Prefer closing company listed in the contract. This will be an important factor in considering your offer.
6) Refer back to property advertisement online or via email for Property Closing Date. However, please keep in mind this date is approximate and can change somewhat as we get closer to closing, but you will have ample notice of any changes.
7) If you are an agent with a client that wants to make an offer, you’ll want to add following to the bottom of the contract: “Seller agrees to pay “xxx” commission to “xxx” brokerage when buyer and seller go to settlement on property.” But please keep in mind our decision is based on the “net offer” received. Please note there are a lot of investors in our network which do not use an agent.
8) If you have not purchased a home from us before, please send “Proof of Funds” with your offer.
9) Please scan/email the offer back to offers@saxproperties.com
10) Contracts are typically reviewed within 2-3 days of the showing time. If there are multiple offers, we will ask for “best and final” ONCE. No bidding wars!
